Buying or selling in Jackson Hole is not like buying or selling anywhere else. Homes here are few, prices are high, and the valley is a patchwork of very different places, from the Town of Jackson to Wilson, Teton Village and the ranches north of town. The agent you choose shapes what you see, what you pay and how smoothly you close.
Here are seven questions to ask any Jackson Hole real estate agent before you sign on, and what good answers sound like.
First, a quick look at the market
The first half of 2026 was busy. According to the Jackson Hole Sotheby's International Realty Q2 2026 Market Report:
- 74 single-family homes sold, up 37% from 54 in the first half of 2025.
- Homes selling between $3 million and $5 million rose from 8 to 19.
- The median home price was $3.145 million.
- Across all property types, 132 sales added up to $473.5 million.
In a market this small and this active, local knowledge and quick, accurate pricing matter more than ever.
1. How long have you worked in Jackson Hole, and where have you sold?
Years in the valley matter. Ask how long the agent has worked here and which areas their recent sales were in. An agent who knows the difference between a home in East Jackson and one on the West Bank will price and negotiate with more confidence.
2. Which neighborhoods do you know best?
Jackson Hole is several markets in one. Teton Village offers ski-in/ski-out condos and homes at the base of Jackson Hole Mountain Resort. Wilson and the West Bank trade on privacy and Teton views. 3. How will you price my home when there are so few sales to compare?
With fewer than a hundred single-family home sales in six months, true comparables are scarce. Ask how the agent adjusts for acreage, views, river frontage and condition. A clear, reasoned price opinion is worth more than a flattering number. You can start with a free home valuation.
4. Do you hear about homes before they are listed?
Some Jackson Hole properties change hands quietly, through agents who know owners and each other. Ask whether the agent has access to upcoming and private listings, and how they would bring them to you.
5. Can you help me buy from out of state?
Many Jackson Hole buyers live elsewhere, at least part of the year. Ask about video tours, local inspectors and lenders, and how the agent keeps you informed from a distance. It also helps to understand Wyoming's tax benefits, including no state income tax.
6. How will you market my home beyond Jackson?
